			<content:encoded><![CDATA[<p>Over the last few years during the Great Recession many  real estate investors are quietly making a small fortune while others are floundering wondering when will the recession end. I have had the unique opportunity to see the success rates and failures of many investors.<br />
  There are Investor groups that are doing quite well in the Arizona economy. The common denominator of those with great success are renvoating their homes with superior workmanshio and quality.<br />
  In the old days during the Boom almost any property that was price right would quickly sell.<br />
In fact some properties were appreciating so fast that an investor that made a mistake on his or her acquisition the  market would correct the mistake.<br />
  The opposite is true in the new economy. There is little or no margin for error. Renovators that carefully plan their rehab and properly price their home have the benifit of a quick sale. Recently we have seen high end finishes like granite counter tops and superior appliance placed in low end homes resulting in fast sales. The key though is also in the pricing. Homes that are priced slightly beelow market especially in decling neighborhoods have a dramatic better chance of selling Fast!</p>

Buy Like an Investor-203k Rehab Loans</p>
<p></strong><br />
Owner occupant buyers can create fast equity similar to how investors buy.<br />
FHA 203k rehab loan provides an ideal finance program to buy fix-up real estate.<br />
This program provides a repair escrow provision to accommodate the repairs.<br />
There are 2 programs for the 203k , the standard program designed for major fix-ups and the stream-line program designed for repairs up to $35,000. If the renovation requires<br />
Structural repairs or permits then the standard program must be used. The advantage of the stream line program is that its simple and the loan will process faster.</p>
<p>    All parties in a 203k transaction need to fully understand the program. Contractors will need to understand the draw program. There are 2 draws on the 203k streamline program.<br />
The first draw of 50% is at time of closing. The second draw is upon completion of all work on the property. The borrower must complete all work within 6 months. Its important to work with qualified vendors and a knowledgeable experienced loan processor when do this type of loan. Escrow periods typically can be 90 days and<br />
At a minimum 60 days due to the complexity of the loan. Bids need to be obtained and the lender  will need to approve the contractors that are used on the project. The advantage to the purchaser using a 203k loan is that typically properties needing many repairs can be purchased substantially under market. By willing to take on the renovation the purchaser most likely will achieve equity in the property. The purchaser is also protected because the lender will obtain an after repair value. The lender may loan up to 110% of the after repair value. The estimates for the repairs will also include a 10% contingency for additional issues that may occur during the renovation.</p>
<p>     HUD homes are an excellent place to look for properties that may be ideal candidates for a 203k loan. Hud will clearly identify properties that are eligible for the 203k loan.<br />
HUD homes place new inventory on the market every Friday. Hud homes are purchased<br />
By bidding on the internet with a qualified agent authorized to make Bids with the HUD program. </p>
<p><strong></p>
<p>Tucson and Phoenix currently have large inventories of bank reos and Hud homes suitable for 203k renovation loans. These loans are only avalilable for owner occupants. Another program called HOME PATH<br />

			<content:encoded><![CDATA[<p>    <strong> Real Estate Investor  Risk Reduction</p>
<p>“ How to sell your home in 7 days and reduce your risk.”</strong>The best way to reduce your risk is to immediately sell your property as it is placed on the market! What an interesting concept….why wait 30 days or 6 months to sell? By an aggressive marketing plan one can have superior success, provided pricing and market conditions are factored in.</p>
<p>     Recently  in Tucson and Phoenix we have received a lot of calls from Investors that are highly experienced and some are having issues with properties sitting on the market much longer then 6 months ago. There are a lot of factors that can cause a property to sit on the market.</p>
<p>      <strong>Probably in the year 2010 the biggest impact of pricing on homes is the end of the $8000 tax credit</strong>. Many analyst state the tax credit was a boom for first time buyers. This credit as you may know gave the first time buyer a $8000 direct credit on their taxes.</p>
<p>     The credit actually was effective in creating a surge of sales of the market. Many analyst believe the market may have actually been inflated due to the demand this incentive created. Now that the tax credit has been removed, there has been a corresponding slow   down in sales. In fact its also possible that the prices may fall  further due to the removal of this artificial incentive. </p>
<p>  One major  key for investors in any market is to   factor the degree of inflation or decline in the market place. Tucson has been pegged for a 10% decline in property values for the year 2010. Phoenix is as high as 15% decline.       This translates to close to 1% a month in price delcine. Investors would be prudent to factor in this decline in the analysis of their investment. If a property has a retail value of $100,000 today it is conceivable it may decline at $1000 a month. Hence, if the holding time is projected at 6 months, the property may decline $6000 over that time period. </p>
<p>  Other factors that influence the value are the number of available homes on the market. The condition of the subject property vs. the competition. I believe in order to sell a home in today’s market the property must be in the best condition and best price. This can be easily determined by viewing the competition including active and sold homes. In addition the quality of the rehab must be perfect or superior to the competition. Common issues we see in the market place are  Homes that have not been rehabbed with attention to detail in all areas. This includes the condition of the landscape, the condition of all rooms, and view of neighbors properties that maybe blighted.</p>
<p>  Our theory is that every surface and every room must be finished off. The quality of fixtures, kitchens, and bathrooms should be superior. Why put a cheap fan in or cheap toilet seat when for a few dollars more you can create more ambiance in the property. Also the consideration of view into neighbor yards, alleys and  state of landscaping can affect the resale of the property.<br />
   <strong>Pricing is a key issue.</strong> I believe that one must brutally confront reality and position the property lower then the competition . The exception to this idea is that if you have a superior rehab where it obviously excels way beyond the competition you can establish price precedents. The problem with this tactic though is that you may have appraisal issues. The safe way to go is have a superior rehab and priced at or below market.<br />
   The key to selling a home  in 7 days is to have it priced right And exposed to the market.<br />
      By over marketing the property with<br />
Ads, signs, and flyers one can create a buzz in the neighborhood about the property. A “ Mega Open House” is a proven technique the Biel Team uses to sell homes extremely fast. This technique includes a flyer drop of not less than 10,000 flyers inserted in a newspaper of “shopper” media. The flyer has information on how easy it is to buy the house. In addition the superior amenities or features of the house are highlighted. Using marketing and copy writing   techniques the flyer can be highly effective. In addition we typically order 1000 over run flyers to insure that the immediate neighborhood is saturated with the flyer. We personally drop these flyers off in the neighborhood. The goal is to have from 30 to 100 people at the open house in a short period of time.  Our results have been a high probability of selling the home in 48 hours from the open house. The key though is to price the home correctly. We can deliver the traffic but the quality buyer will still gravitate to the best priced home.<br />
   Pricing a home in a declining market  entails an analysis equal to or superior to an appraisal. Out process includes getting<br />
4 or 5 comparable sales in a 1 mile radius of the subject property.<br />
     The comparables ideally should be within 15% of the same square footage and sold in the last 90 days. The amenities should also be very similar and age of house very close. In addition and most important is to factor in functional obsolescence. If a property has<br />
Smaller bathrooms, room additions, problems in the floor plans can all factor into the end value. The next step is to adjust the comparables so that the properties are similar. Appraisal techniques and values are assigned to the amentias so a realistic price can be determined. The operative word in today’s market is be conservative. Because the market is a moving target we believe that the price should be analyzed every 30-60 days to immediate determine if there are factors or competition that affect your value.</p>
<p>   The end price in our experience is most effective if the property is  priced with out room for negotiating. This maybe contradictory to  how many investors  use to price homes  where negotiation is expected. Its true also in this extreme buyers market that negotiation is common. The philosophy of pricing at the price you expect to sell at works in an affordable home market with our systems because of the high volume of people we induce to view the home. Those that have shopped other homes instantly see the obvious value.</p>
<p>      In addition the high volume of traffic increases the possibility of multiple offers. This technique works when you have done your homework and truly know the value of the home. In the 2010 market the influence of the tax credit must be factored in to confirm the current value. You can buy bank reos and hud homes at deep discounts in today’s market. The key of course is to buy right and have a superior pricing, rehab and marketing plan to achieve superior results.</p>
<p><strong>Investor Check list</strong>1) Is every room resurfaced including store rooms etc<br />
2) Is their any functional obsolescence that needs to be factored in<br />
3) Our all systems working perfectly at time of sale?<br />
4)  Are there  neighborhood problems?<br />
5) Does the curb appeal show perfect<br />
6) Have you checked your home once a week for issues of litter, weeds, system problems ,<br />
7) Is the home super clean? Has it been cleaned in the last 30 days?<br />

14) How is the competition doing on days on the market?<br />
15) Do you have an aggressive competent Agent on your side?<br />
16) Is the home Priced at true market value?<br />
17) Are you factoring in buyer incentives. Such as closing cost paid?<br />
18) Is the home staged for buyers to create ambiance.<br />
19) Do you have compelling marketing materials communicating financing options and benefits of the home?<br />
